The Price

Setting a price – this isn’t as easy as you might think. Price your property too high and buyers won’t be motivated, proving to increase the total number of days your home sits on the market; taking away from your negotiating power, and potentially missing the boat when it comes to approved, interested buyers. Price it too low and you stand to lose thousands. I will do a complete property profile of your house, including current condition, location, surroundings, special features like a view from the property or high ceilings;  followed up by providing you with a comparative market analysis that will show you what houses in your area have sold for in recent months, what's currently active and seen as competition, along with a total market overview and list price for your property based on what the market will currently bare. I am educated in all areas and neighbourhoods and will take into consideration as many factors as possible to accurately assess the fair market value of your property so it sells fast while maximizing your profit. We will create a trusting, enjoyable relationship from start to finish - after all we will be in touch often throughout the selling process; connecting is valuable and important.

Marketing your home is key – a sound plan must be implemented to attract buyers while making sure your property is getting maximum exposure. I will offer you invaluable experience from staging tips, to recommendations as to how to make your home more salable with smart investments, timelines, and preparing you for positive showings.

The way your home looks to prospective buyers can make a striking impression. The goal is to get buyers to feel like they can already see themselves living in your home. There are a few tricks of the trade that can help you do this. Let me help you by providing staging advice, along with tips and tricks to make your home saleable.

HOME Staging

This literally means, getting your “set ready” for buyers. In other words, cleaning your home from top to bottom including carpets and drapes, kitchen and bathroom tiles, walls, ceilings and trim. Next, dispose and declutter which entails getting rid of those items in your home that make rooms feel smaller than they actually are. Then, organize. Tidy up cabinets, bookcases, closets and toys and put away personal items such as photographs, souvenirs and other memorabilia. If home staging is needed, due to the home being bare or vacant; I can help arrange the staging process.

Invest in Your HOME

Invest in your home -  A fresh coat of paint is one of the number one, affordable ways you can make your home more saleable. Updating light fixtures or kitchen and bathroom backsplashes are another way you can bring your home up to today's trends without breaking the bank. On the exterior of the home working on curb appeal by adding some exterior decor pieces, painting the front door and adding some bright flowers will help to draw buyers in and create some excitement.

Prepping for Showings

A successful showing is key for generating quick interest in your home; even better, an offer. Want some last minute tips? Make your rooms bright and airy by opening blinds and windows and turning on lights in darker rooms. Help the buyers imagine themselves in your home by setting the dining table or putting out some fresh flowers. Light a scented candle. Leave some refreshments out. And for your own security, make sure you store all your valuables. When a showing or open house is over, I will be sure to inform you with feedback in a timely manner.

 

The Negotiations

The hard work has paid off and you're ready to make selling your home a reality. Many real estate transactions include an extensive negotiating process - I am skilled, experienced and have positive working relationships with my peers in order to have the ultimate opportunity to create positive negotiations that lay in your favour. I am here to represent you through it all, to ensure a healthy transaction takes place and that you feel well informed and confident along the way. I offer a full service, tailored real estate experience to my clients: from providing referrals for other professionals that will align with the transaction, keeping business on track when it comes to condition removals, and making sure that all terms or potential agreed-upon repair work is carried out. Handling the paperwork efficiently at appropriate times to the involved parties including your mortgage professional and lawyer to insure your transaction is one of ease. Details to keep in mind once an accepted offer is in place include but are not exclusive to closing costs which are fees that you may incur along the way. These fees need to be paid by or on the closing day and include mortgage application fees, inspections, legal fees, insurance, registration and more.

The Move

Congratulations - we are almost at the finish line. As we get close to the applied closing date, I will be in touch and around to answer any questions you have and continue to provide guidance. A day or so prior to possession, I will come get my sign, lockbox and do a walk through of the home to ensure everything is as it should be as per the contract. This promotes a positive closing and is the last follow through in the process on my end. Prior to closing there will be some items on your end to look after:

Pay closing costs – these are the fees you need to pay by or on the closing day. They include the real estate agent’s commission, legal fees and disbursements, utility and property tax adjustments, mortgage prepayment or discharge fees and more. Hire a lawyer – the costs above come with a mountain of paperwork. And when there’s a lot of money on the line, you want to make sure you hire a professional to take care of those complex legal documents. I can be a great source for recommending a lawyer who specializes in real estate.

The day has arrived. And although there’s bound to be a bit of sadness about leaving your old home behind, there will be just as much excitement moving into your new one. Here are some tips for a smooth move:

  • Make a moving checklist that details a plan for things that need to be done weeks before you move all the way up to moving day itself.

  • Plan for packing by clearly labeling boxes with the rooms in which they belong. You might even want to provide a small floor plan for the movers so they know exactly where to take them. Make sure you get competitive quotes from reliable moving companies. Or, to save money, find out how much it would cost to hire a moving van yourself (And bribe your friends to help you). If you need referral of moving companies - I am happy to help and continue to extend my full service real estate experience.

  • Cancel your cable and utilities and transfer any rented appliances (like water heater or furnace) to the new homeowners. While you’re at it, make sure to have the gas, electricity, cable and phone hooked up at your new home.

  • Inform your key contacts – work, Canada Post, Doctors, Pharmacy, Dentist, friends, etc. of your change of address.
